How the Construction Cost Calculator Works

This calculator gives you a transparent 2026 cost estimate for residential construction anywhere in Lahore or Pakistan, based on three inputs, plot size, number of storeys and finishing package. The rates used (PKR 600 to PKR 4,800 per sq ft) are Pillarstone Developers' verified current rates, the same rates we quote on actual WhatsApp enquiries.

Plot Size and Covered Area

The calculator uses the Lahore standard of 1 Marla = 225 sq ft, which is the conversion used by LDA and most Punjab societies. A 5 Marla plot = 1,125 sq ft, 10 Marla = 2,250 sq ft, 1 Kanal = 4,500 sq ft. Covered area depends on setbacks, typical residential construction in DHA, Bahria Town, LDA societies and Park View City covers 80โ€“88% of plot area per floor, with a default of 85% used by the calculator.

Construction Packages Explained

Labour Rate Only (PKR 600/sft), You arrange and supply all material (cement, steel, sand, crush, bricks). We supply labour, skilled masons and site supervision. Ideal if you have material contacts or want full control over procurement.

Grey Structure with Material (PKR 2,500/sft), RCC frame, brickwork, plaster and roof slab. We arrange all material and labour to engineered specifications, leaving you with a clean grey-structure handover ready for finishing.

Complete with Finishing / Turnkey (PKR 4,250/sft), Grey structure plus standard finishing: flooring, tiles, electrical fittings, plumbing, paint, doors, windows and modular kitchen. The house is move-in ready.

Premium Finishing (PKR 4,800/sft), Turnkey build with imported Spanish or Turkish tile, imported marble, premium fittings (Master, Sonex, Faisal), designer modular kitchen and high-end electrical throughout.

Why a Range, Not a Single Number?

Actual construction cost varies with plot orientation, drawing complexity, basement or extra-storey requirements, foundation type (raft vs strip), live cement and steel prices, and finishing material choices. The range gives you the realistic floor and ceiling for your specific build. The final BOQ, itemised quantities and rates, is what we share on WhatsApp once we know your exact plot dimensions and preferences.

Cost Estimates for Common Plot Sizes (2026)

For quick reference, here are typical ranges for double-storey residential builds in Lahore at the standard 85% coverage assumption: 5 Marla turnkey approximately Rs. 80โ€“95 Lakh, 10 Marla turnkey approximately Rs. 1.60โ€“1.85 Crore, 1 Kanal turnkey approximately Rs. 3.00โ€“3.45 Crore. Premium finishing adds roughly 13% to these numbers. Labour-rate-only is roughly one-seventh of the turnkey cost since the owner supplies material.

What is Not Included in the Estimate

The calculator covers structural and finishing construction. It does not include: land cost, plot transfer fees, society NOC charges, drawing approval fees, sewerage and electrical connection deposits, boundary wall on irregularly shaped plots, basement, swimming pool, or imported designer items beyond the premium tier. What is 1 Marla in square feet for construction cost calculation?

In Lahore and most Punjab societies, 1 Marla = 225 sq ft. This is the standard used by LDA, DHA, Bahria Town and Park View City. Some older areas use the historical 272 sq ft per Marla, confirm with your society documents.

Does the cost include land?

No. The calculator estimates only construction cost, structural, brickwork and finishing. Land cost, plot transfer, society NOC and approval fees are quoted separately.
